Florida law and county regulations impose two distinct but related inspection requirements on aging buildings — Milestone Inspections and 10/30-Year Recertification. Milestone Inspections are mandated by Florida Senate Bill 4-D. Any condominium or cooperative building that is 3 or more stories tall and has reached 25 years of age (30 years if more than three miles from the coast) must undergo a milestone structural inspection. MDZ produces fully compliant written milestone reports with photographs, code references, and prioritized remediation recommendations.
The 30-Year Recertification Program is enforced by Miami-Dade and Broward County Building Departments. All buildings reaching 30 years of age — other than single-family homes — must be recertified every 10 years to confirm continued safe occupancy. Recertification requires both a structural evaluation and an electrical inspection.
