Understanding Milestone Inspections & Recertification
Florida law and county regulations impose two distinct but related inspection requirements on aging buildings — Milestone Inspections and 10/30-Year Recertification. MDZ is fully licensed to perform both, giving property owners a single, experienced team to manage all building age-related compliance.
Milestone Inspections are mandated by Florida Senate Bill 4-D. Any condominium or cooperative building that is 3 or more stories tall and has reached 25 years of age (30 years if more than three miles from the coast) must undergo a milestone structural inspection. MDZ produces fully compliant written milestone reports with photographs, code references, and prioritized remediation recommendations.
The 30-Year Recertification Program is enforced by Miami-Dade and Broward County Building Departments. All buildings reaching 30 years of age — other than single-family homes — must be recertified every 10 years to confirm continued safe occupancy. Recertification requires both a structural evaluation and an electrical inspection. MDZ handles both disciplines under one roof — eliminating the coordination burden and ensuring timely, county-compliant report delivery.

Initial Assessment & Scoping
We confirm building age, height, location, and county jurisdiction to determine which requirement applies — or if both milestone and recertification are due. Prior inspection reports and maintenance records are reviewed.
Phase 1 Visual Inspection
A Florida-licensed engineer or architect conducts a comprehensive visual inspection of all structural elements — balconies, columns, slab soffits, stairwells, parking structures, and the full building envelope — documenting every finding with photos.
Phase 2 Engineering Analysis (If Triggered)
If Phase 1 reveals substantial structural deterioration, we initiate Phase 2: detailed probing, material sampling, and engineering calculations to fully characterize the deficiency and prescribe corrective action.
Electrical Inspection for Recertification
For buildings undergoing 10/30-year recertification, our licensed electricians inspect panels, service equipment, branch circuits, grounding, and bonding systems simultaneously with the structural review — completing both in a single coordinated visit whenever possible.
Report Preparation & Engineer Seal
A Florida PE reviews all field findings, signs and seals the inspection report, and identifies any deficiencies requiring correction before submission. Reports are fully formatted for state and county requirements.
State & County Submission
MDZ submits the completed, signed reports to the appropriate local building department and the state (where required) and follows up to confirm acceptance — keeping you informed at every step.
