Milestone Inspections & Recertification
Florida state-mandated milestone structural inspections and county-required 40/50-year recertification for buildings in Miami-Dade and Broward.
MDZ handles two of Florida's most critical compliance requirements under one roof. For buildings 3+ stories and 25+ years old, we conduct Phase 1 and Phase 2 Milestone Inspections per Florida SB 4-D. For buildings approaching their 40-year mark (and every 10 years thereafter), we perform the full structural and electrical recertification required by Miami-Dade and Broward County Building Departments.

Florida Statute 553.791 allows property owners and contractors to hire a licensed private provider in lieu of municipal inspectors for faster permit approvals and plan reviews. MDZ is a Florida-licensed private provider, enabling expedited inspections that reduce project timelines without compromising thoroughness or code compliance.
